Matthew Perry Lists Malibu Modern

YOUR MAMAS NOTES: It seems that recently re-rehabbed sitcom star Matthew Perry (Friends, Studio 60 on the Sunset Strip, Mr. Sunshine) has a big ol' bee in his real estate bonnet that's put him in the mood to shake up his property portfolio.

Back in late August Your Mama dissed and discussed a glassy contemporary that oozes with architectural sexy high above the Sunset Strip that the Emmy-nominated actor snatched up for $8,650,000 and we touched on the posh pied-a-terre Mister Perry maintained at the star-studded Sierra Towers building in West Hollywood he listed in late July (2011) with an asking price of $2,995,000.

Since then Mister Perry has unloaded his 2 bedroom and 2.5 bathroom city view condo at Sierra Towers for $2,850,000 and yesterday he listed his boxy modern house perched on a steep hillside in Malibu's guard gated Serra Retreat enclave with a spectacular asking price of $13,500,000.

It doesn't take a mathematics savant or a bejeweled abacus to see that Mister Perry wants almost twice the $6,550,000 property records and previous reports reveal he paid for the the 2.32 acre spread back in April 2005.

The clean-lined two-story residence, a "landmark architectural statement" called The Pier House according to listing information, measures in at a large but hardly huge 3,677 square feet and contains a total of 4 bedrooms and 5.5 bathrooms. The house gets its name from its location just above the Malibu Pier.

The main living areas have giant walls of sliding glass that open to the outdoor entertainment areas and expose the interiors to the elemental and often dramatic coastal weather. The kitchen is, as per listing information, "sleek and designer perfect," and the house has both a media room and ocean view home theater with wide-screen, black out curtains, cozy couch seating, and an elevated bed-lounge area that looks to Your Mama like it was designed with pornographic movie watching in mind.

The crisp but cozy masters suite has gleaming ebonized wood floors, a wall-mounted flat screen tee-vee, and an adjoining sitting area with fireplace and extra-deep window seat with panoramic Queen's necklace view. The master has dual bathrooms, one for Mister Perry and one for whatever female the notorious ladies man brings out to his ocean view hideaway in the Bu. At least one of the bathrooms has a wall of glass with multi-million dollar ocean view that extends along the back of the sink/vanity and into the glass enclosed shower space.

Other interior spaces and amenities include living and family rooms with fireplaces, formal dining room, den, office, exercise room, wine cellar, powder pooper and attached two-car garage.

The house spills out to various outdoor entertainment and recreation areas that include an outdoor audio/visual system, heated lap-lane swimming pool and spa, flagstone terrace with built-in barbecue center, built-in fire pit surrounded by built-in cushioned bench, and a wee grass patch surrounded by a lush thicket of tropical foliage.

Back in March 2008 Mister Perry paid $4,475,000 for a Scott Carty-designed modern residence in the affluent and very celebrity friendly Outpost Estates neighborhood where other homeowners include Jason Statham (who just bought part of Ben Stiller's compound), Charlize Theron, and Felicity Huffman and William H. Macy. Your Mama has no inside intel on the matter but now that he's bought a bigger house above the Sunset Strip, Your Mama expects Mister Perry will soon put this Hollywood Hills property on the market too.

READERS KITCHEN SERIES #5

 

Continuing with the series Readers Kitchen, today we have a newly remodeled one to show.   Enjoy!

BEFORE:   This kitchen had lots going on creating a busy looking design.   Elements that added to the business include:   dark wallpaper, ivory countertops mixed with the dark stone topped island,  and a collection of brightly colored roosters.   More business comes from the angled wall – with three arched windows.  While the wallpaper seems dated, I do like the painted beadboard island and the tumbled tile backsplash.   But, the homeowner wanted something totally different – something quieter and more sophisticated.

AFTER:   Wow, it’s hard to believe it’s the same space.  It looks so sophisticated now.  The different countertops were replaced with granite.  I love this light colored granite.  It’s a great substitute for those who desire the white marble look but want the ease of granite.  Granite is one of nature’s hardest stones, so it really takes a beating in a hard working kitchen.   The backsplash was replaced with a cream colored subway tile, simplified from all the different sized tumbled tile of before.

In this view, you can see the angled wall with the three arched windows.  All the appliances were stainless before, so those didn’t need to be changed.  Nor did the cabinetry.  Not changing out these two things was a huge savings in the overall cost of the remodeling.   The biggest change after the countertops is the dark painted walls, replacing the even darker wallpaper.

Looking from the breakfast room, another change is the wine rack above the refrigerator was removed and a flatscreen was placed there instead.   Over the island, a wooden Italian styled chandelier was added.   This one looks like it might have come from Aidan Gray – they make a number of these in several different styles.    With all the roosters gone, the kitchen is sleeker looking and less country.

Another big change was the addition of the farm sink with a new plumbing fixture.   New pulls – a combination of round and bin pulls were added.   In this picture,  you can see the granite up close.

Along the back wall, the butlers panty was updated with the granite and subway tile.

A few last changes are the counter was extended in between the kitchen and breakfast room, allowing for bar stools and the row of small shelves next to the counter was removed – further streamlining the look. 

This kitchen was certainly usable and not that dated in the before picture.  The main problem was the dark wallpaper which made it seem like it was designed in another decade.    The homeowners probably could have just replaced the wallpaper and called it a day, but they went a step further and replaced the Corian with granite and the tumbled tiles were replaced with subway ones.  These changes made a huge difference in the design.   Luckily, the appliances and the cabinetry didn’t need replacing, which kept costs down.   The only changes to the cabinetry were the removal of the wine rack and the small shelves that ran up the wall in between the breakfast room and kitchen.   The sink was a costly change, but again it really updated the kitchen and ties it in with the beadboard island.   Finally a trendy light fixture is an unexpected touch, yet it adds to the new look of sophistication in this once busy, but now much quieter kitchen!

This homeowner used four Kooboo chairs around a gray painted table.  I love the lantern mixed with it and the soft linen curtains.  It’s such a mixture of textures, which creates the interest.

Delores Arabian who writes the wonderful blog Vignette Design recently bought her Kooboo chairs for her breakfast room.  I love the way she styled her table with the linen runner.  Sooo pretty!!!!

Tuesday Tidbit: Bill Chadwick

YOUR MAMAS NOTES: Brace yourselves west coast real estate freaks because it's baaaaack! In the summer of 2008, right about the time that the bottom fell completely out of the real estate markets in southern California and around the country, low profile real estate financier William J. Chadwick heaved and ho-ed his behemoth ocean front mansion on Malibu's Carbon Beach on the market with an elephantine (and insanely optimistic) asking price of $65,000,000.

The price eventually fell to $35,000,000 and in mid-September, more than three years after it first appeared on the open market, an auction was scheduled with the minimum bid price set at a substantially and somewhat shockingly lower $22,000,000.

Alas, butter beans, the auction was unsuccessful and yesterday Your Mama received a covert communique from Our Fair Godmother in Bel Air who informed us that Mister Chadwick recently re-priced the 10,480 square foot pile with an asking price of–are y'all sitting down for this?–$35,000,000.

Now, children, Your Mama is well aware we are far from the sharpest knife if the drawer. However, it seems to our rather pea-sized brain that if Mister Chadwick's Malibu manse didn't sell for $35,000,000 before and the September auction failed to entice someone with both the desire and deep pockets to sign on the deed's dotted line then it follows that the increased asking price is just pie in the real estate sky. Yes? No? Bueller?

Then again, let's get real people, what does Your Mama know about anything? We never thought someone would pay Candy Spelling more than $50,000,000 for her monster mega-mansion in Holmby Hills for which Formula One Racing heiress Petra Ecclestone coughed up $85,000,000 in cash money. We also would not have put all our chips on black 35 that sitcom queen Jennifer Aniston would have snagged $35,000,000 for her sprawling Beverly Hills mansion a few months ago either.

Anyhoodles poodles, Mister Chadwick's bulky and hulky quasi-Cape Cod style beach house sits on an unusually large .54 acre parcel, claims an almost unheard of for Malibu 150-feet of beach frontage, and includes a long list of fancy features such as an attached three car garage with direct entry, 90-foot long great room, 6 en suite bedrooms, a total of 9.5 bathrooms, 4 fireplaces, a 16-seat state-of-the-art home theater, formal dining area with 5-seat built-in wet bar, wine cellar (natch), an ocean front gym, paneled library a wall-sized aquarium–breathe, breathe, breathe–a small patch of grass for piddling pooches, a 4,500 square foot ocean side entertainment terrace with outdoor kitchen and barbecue station, and a 75-foot long two-lane lap pool.

This beach house is without question unreservedly lavish and amenity-loaded in that pseudo-casual sort of way that billionaires seem to like to decorate their super-sized beach shacks in the Bu. It is also a weighty and high-maintenance real estate albatross around Mister Chadwick's pampered neck from which he's not been able, despite years on the market with heaps of international publicity and a last ditch effort auction, to un-tether himself.

Your Mama imagines that Mister Chadwick must be about as frustrated as a bee stuck in a jar of honey but we also expect that free-floating real estate schadenfreude will keep Argentina from crying much for Mister Chadwick and his ongoing real estate woes.
